Stellar MLS has introduced the “Coming Soon” status as a dedicated, regulated pre-market window. It allows agents to enter properties into the MLS before they are fully live, keeping data clean while enabling compliant pre-marketing.
- The 14-Day Limit: A property can stay in “Coming Soon” status for a maximum of 14 calendar days. On the 15th day, the system automatically changes the status to Active.
- The Authorization Form: You cannot just toggle this status. The seller, listing agent, and broker must sign the official Stellar MLS Multiple Listing Options for Sellers form. We must be able to provide this signed form to Stellar MLS within two business days if requested.
- One-Time Use Only: “Coming Soon” is a one-use status per listing cycle. Once a property moves from Coming Soon to Active (or any other status), it can never go back to Coming Soon.
- Visibility & Marketing: Coming Soon listings are visible to all Stellar MLS participants (agents and brokers). Public marketing (yard signs, social media, flyers) is allowed, but all marketing materials must explicitly state “Coming Soon.”
- Showings ARE Allowed (Crucial Nuance): Unlike some other MLS systems nationwide that strictly prohibit showings, Stellar MLS allows showings while in Coming Soon status, provided the seller gives explicit permission (indicated on the authorization form).
- Offers & Contracts: Offers can be submitted and accepted while in this status. If an offer is accepted, the status must be updated to Active, and then to Pending within two business days.
- The “Clock” Stopped: Days on Market (DOM) and Cumulative Days on Market (CDOM) do not count or accrue while a listing is in Coming Soon status.
